To submit an application on our rental listings please be prepared to pay the Application Fee as outlined below. In addition to the Rental Application, you will also be required to provide a copy of a valid form of identification, social security card (or equivalent), past/present proof of income, bank statements, as well as additional information. You must be prepared to provide three years of residential rental history, and contact information for your rental references. Neither family or friends are permitted to fill out rental verification forms on your behalf. Each applicant must submit a separate rental application (even if applicants are married or if the applicant is a co-signer).
We require EVERYONE to complete a third-party pet screening and review application. This quick and easy process ensures we have your pet and animal-related policy acknowledgments, pet/animal history and records, and legal attestation of truthfulness and accuracy on file. There is no additional charge if you do not own a pet/animal or, if you're registering an Assistance Animal. The cost for anyone who owns a pet/animal is $20.00 for the first pet/animal and $15.00 for each additional pet/animal profile. This costs is in addition to the $50 Application Fee listed above. This separate application can be filled out by clicking on the Tenants> Pet & Animal Policies tab.
$50.00 Application Fee per applicant 19 years of age or older. Application Fee is to be paid in the form of Cash, Certified Funds, or Credit/Debit Card payment. This fee is due at the time of application submission. If you submit an application without the Application Fee, your application will be subject to cancellation. All Application Fees are non-refundable. If your employer charges additional fees for our company to verify your employment, you are responsible for any and all additional expenses. A $300.00 Reservation Fee is due upon applicant(s) or signers approval (at the time we approve your application). This fee holds your unit until your move in date. Upon signing your lease we collect your first month’s rental payment in full, as well as your Security Deposit (both are equivalent). If you move in any day other that the 1st of the month, your second month will the month that is pro-rated. Upon move in $150.00 of your $300.00 Reservation Fee will go back towards your first months rental payment, Security Deposit, or Pet Fee (if applicable). You will advise us as to how you would like your Reservation Fee credit to be applied. The other $150.00 will go towards the remaining processing of your application (this is a non-refundable Administrative Fee). All move-in fees are to be paid in the form of Certified Funds.
Applicants or co-signers with prior evictions, sex offenders, or applicants who are classified as temporary (or temp to hire) employees. Criminal background check results must also be acceptable. All Applicants are required to make three times the amount of rent in income (if two people apply both incomes are considered). We look at your gross pay. Section 8 tenants who are required to pay a portion of their rent, will have to make three times the amount that Section 8 requires the Tenant(s) to pay. If you do not meet the income requirements, your application will be denied. Co-signers may be allowed only on a case by case basis.
There is a $250.00 Pet Fee (per pet). ALL Pet Fees (and pet application fees) are non-refundable. Maximum of three pets are allowed (this will vary from unit to unit as some units may not allow pets or the maximum amount of pets listed above). All pets are to weigh 50 pounds or less. You will be responsible for paying your portion (what you are required to pay monthly as indicated by the government assistance program you’re using) in full, as your first months rent payment on the day that you sign your lease. If you sign your lease any day other than the first of the month, your second month’s rent payment will be pro-rated. You’re required to pay all Application Fees, Reservation Fees, Pet Fees, and Security Deposit in full as outlined in Application and Processing Fee Disclosure. If your employer charges additional fees for our company to verify your employment, you are responsible for any and all additional expenses. Please note, every property we have listed will not accept Section 8 or a government/company assistance program. Please call our office to verify that the property you are interested in accepts your specific program.
When filling out the application, please fill out every blank and sign where indicated. Any applications that are not completed within the specified time-frame may NOT be processed, and could be subject to cancelation. Applicant(s) understand that if they pay the Reservation Fee and change their mind about moving forward or moving into a property, the full Reservation Fee will be non-refundable. If an applicant changes their mind about moving forward after they have paid the Application Fee(s), the applicant agrees to notify our office immediately so that we can cancel the application (the Application Fee is non-refundable). All submitted applications are subject to the property Owner(s) and/or Management Company’s approval. By submitting an application, you are giving Divine Approach Real Estate and Property Management Firm, LLC permission to perform a background check (including criminal), credit, verify your eligibility to reside in the U.S., verify your employment, check for prior evictions, check references, and perform other verifications that we deem necessary to make a decision regarding your approval or denial on you and any of your co-signers. You also give Divine Approach Real Estate and Property Management Firm, LLC the right to present any and all information submitted to the Owner(s) of the unit that you are applying for. Furthermore, by submitting an application you acknowledge and agree that you have read and understand all of the terms set forth in this section as well as the additional terms that are listed. Co-signers understand that they are equally responsible for the lease (just as the applicant they are signing on behalf of will be), and will also be held to the terms and conditions set forth. If your employer charges additional fees for our company to verify your employment, you are responsible for any and all additional expenses. If we find information listed on any submitted application to be fraudulent, exaggerated, or falsified, we reserve the right to automatically terminate the application. The terms set forth apply to all applicants.
It’s illegal to discriminate in the lease of real estate because of race, color, religion, handicap, familial status, sex, or national origin (which we adhere to), but not for meanness or hatefulness. We do reserve the right to cancel or deny your application at anytime if your are mean, rude, unruly, unreasonable, too demanding, or do not follow the steps laid out by our company. Please note, you’re submitting an application! Our interactions with you, as well as the information you submit, all play a part in our decision to approve or deny your application. We do reserve the right to refuse service to anyone not adhering to our company policies or guidelines.
We do not have a minimum credit score that we accept. We look at the individual accounts that’s listed on your credit report, as well as the payment history listed on those accounts. If you are currently in Bankruptcy, Debtors Court, or Foreclosure it is up to the Property Management Company or Owner(s) of the property, as to whether or not they accept or deny your application. If the applicant is in active Chapter 13 Bankruptcy, applicant must be able to show at least twelve months of on time payments. If applicant has filed Chapter 7 Bankruptcy, applicant has to be discharged for at lease six months. If applicant is currently going through a Foreclosure or has a Foreclosure listed on their credit, approval will be based on any prior rental history as well as other accounts that may be listed on their credit report. All other applicable rental criteria will apply. We review all of the information on a first come, first serve basis. If you stop communicating with our staff in the middle of the application process, we have the right to move forward with the next applicant in line. You do have the right, at your expense, to seek legal counsel before submitting an application on any of our rental listings.
