PROPERTY MANAGEMENT FEE STRUCTURE

Leasing Fee

100% of the first full months rent

Lease Renewal Fee

$250.00  per property or unit

Monthly Management Fee

10% per month or $70 (the greater of the two)

A minimum management fee of $70 is charged on vacant & occupied properties

 Our team still manages the property when vacant

Maintenance Upcharge Fee

$27 per month, per door (flat fee structure).

This fee is charged on vacant & occupied properties

Our team still manages the property when vacant

Eviction Management Fee

$375.00 Per eviction


One Time Tenant Screening and Lease Signing Service

$275.00 per occurrence

One Time Tenant Placement Service

100% of the first full months rent

Occupied Property Onboarding Fee

$125 per occupied property or unit

One-Time Tenant Screening (only) Service

$175 per service

Rental Property Cleanup Services

1-5 units - $500

6-10 units - $950

10+ units - call for pricing

Additional Services

Quarterly or Semi-Annual Walkthrough Inspection Service

$195 per service (mandatory service for properties under our management)

Semi-Annual HVAC Inspection Service

$245 per service (this is an optional service)

Cash For Keys Negotiations

$175 per occurrence

Vacant Property Maintenance Coordination Service

$70 per month (multi-family units are billed per door for this service)
